What is an EPC?

Energy Performance Certificates have been introduced across the UK to help improve the energy efficiency of buildings. All properties whenever they are built, sold or rented out, will require an EPC.

During an EPC assessment, information is collected which includes details of the dimensions, construction and heating/hot water provision. The time taken to perform an energy assessment will vary according to the size and nature of the property.

The EPC provides 'A' to 'G' ratings for the building, with 'A' being the most energy efficient and 'G' being the least, with the average to date being 'D'.

An EPC will form part of the Home Information Pack (England & Wales) or Home Report (Scotland) prepared at the time of sale, but will also be required for any new or changed tenancy on a rental property.

In England & Wales, accredited Domestic Energy Assessors produce an EPC whilst in Scotland these reports are produced by Chartered Surveyors.
